Sales and Acquisitions:

We have advised buyers and sellers in sales and acquisitions in a variety of real estate assets, ranging from vacant land to shopping centers and multifamily apartment complexes. We have experience in all facets of the acquisition and sale process. We negotiate the purchase and sale documents, perform due diligence (including review of leases, title documents, surveys and other third party reports), and assist clients to successfully close the transaction.

Schwada Law has also assisted clients by modifying standard real estate form documents seen in the California real estate industry, such as the AIR Commercial Real Estate Association forms. While brokers may prefer these documents because of their common usage, we are able to modify the agreements to obtain additional protections and rights for our clients that are not found in the form agreements. 

Schwada Law's principal founder, Alex Schwada, is also a California real estate broker and has worked on acquisitions of multifamily properties in the past in a business capacity. Mr. Schwada is able to draw upon his experience as a lawyer as well his business and brokerage background to provide clients with practical advice to evaluate the acquisition or disposition of real estate.

Leasing:

We represent both landlords and tenants in the negotiation of office, industrial and retail leases. We have experience not only in negotiating leases and letters of intent, but in assisting clients with work letters, construction management documents and landlord-tenant issues. We take great care to address our clients’ business considerations in negotiating leases and lease-related documents. 

For some clients on the tenant side, a lease can be a daunting document. It often includes complex cost reimbursements, options, recapture rights and restrictions on assignments and transfer. Schwada Law helps these clients understand their rights and obligations under the lease documents, and can help them negotiate more favorable terms.  

We have assisted retail tenants in negotiations for commercial condominium space in mixed-use developments, office tenants with leases, lease renewals and options to extend as well as landlords in the negotiation of various retail, office and industrial leases.
